Our Approach

RHHI focuses on practical, real-world housing preservation rather than new construction alone. Florida communities are losing attainable housing stock every year to redevelopment, deferred maintenance, and distressed ownership. RHHI works at that point of loss.

Acquisition

RHHI works with property owners — often facing financial distress or maturing debt — to acquire housing assets through charitable structures that can offer meaningful tax benefits to a seller while keeping the property in service as housing rather than seeing it converted to a non-residential use.

[Eric: confirm how plainly you want the "charitable bargain sale" mechanism described publicly — this paragraph is currently a simplified, donor-facing version. Review before this goes live.]

Preservation & Stewardship

Every opportunity is evaluated individually through due diligence, financial review, property-condition analysis, community impact, and required legal approvals. Depending on the property, our approach may include preservation, rehabilitation, responsible operation, or partnership with qualified housing organizations.

Communities We Serve

Our current focus is Southwest and Central Florida — [Eric: confirm counties/markets to list publicly, e.g. Manatee, Sarasota, Polk, Hillsborough].
